About 401 Congress

Located in the heart of the Seaport District, 401 Congress will be Boston’s premier office building. In 2018, the Massachusetts Port Authority awarded the development designation to a joint venture consisting of BGI, The Cogsville Group, Bastion Companies, and EDGE Technologies. The world-class development team was selected based on the project’s iconic design, public realm contributions, and unparalleled diversity and inclusion goals.

401 Congress incorporates an iconic and innovative design that offers highly-efficient and flexible floorplates with dramatic skyline and water views. The lower floors of the building will capitalize on the Seaport’s tradition of innovation with a design and program that combines collaborative and cultural spaces. The building also employs several design features and technology to enhance sustainability and wellness to meet the modern tenants’ needs.

The project also includes a comprehensive Diversity and Inclusion Program. As owners and developers in the project, our MWBE partners at The Cogsville Group and Bastion Companies have overseen the project’s goals for MWBE Participation throughout each phase of the project.

Design development is nearing completion and the project is expected to break ground in early 2021.

About One Lincoln Street

One Lincoln Street, now known as State Street Financial Center, is a 37-story, 1.1 million square foot office tower, located at the edge of the Financial District next to Boston’s Chinatown.

Boston Global Investors, and it’s partners at Columbia Plaza Associates, obtained the necessary permits and approvals from the City and secured equity capital from Morgan Stanley and State Teachers Pension Fund of Ohio. The joint venture broke ground in April 2000, on spec, and by the end of the year, the project was master-leased to State Street. Despite numerous changes during construction, the project opened on-time and under-budget in June 2003 at a cost of $350 million. In February 2004, the joint venture sold the project for $705 million.

Boston’s first commercial real estate MWBE Partnership, the joint venture at One Lincoln Street remains the largest and most successful MWBE Partnership to date. Columbia Plaza Associates was comprised of more than a dozen individual MWBE partners from the neighboring communities who participated in every step of the project from inception to completion.

About 55 Seaport

Completed in 2016, 55 Seaport Boulevard is a four-story, 13,500 square foot office and retail building located at the entrance of the Seaport District. The boutique mixed-use development by Boston Global Investors is the first office site one passes when entering South Boston and the Seaport District from the Financial District. Situated adjacent to Moakley Bridge and minutes from Downtown Boston, 55 Seaport is now home to BGI’s Corporate Headquarters and a Capital One Café on the lower two floors.

Northeast Asia Trade Tower

About Northeast Asia Trade Tower

Designed to be a landmark on the skyline of the Songdo International Business District, the Northeast Asia Trade Tower aims to symbolize and embody the tenants of an international business hub in a free-trade zone. Occupying a site at the southern edge of Central Park, the tapering volume is a mixed-use development that combines office, hotel, and service apartment components, each with their own entrance lobby. The 1,010-foot-tall tower offers views of the Yellow Sea, the city of Incheon, and the surrounding mountains.

The Northeast Asia Trade Tower was a joint venture between Gale International, Posco E&C and Morgan Stanley.
