About 55 Seaport

A boutique mixed-use development by BGI that was completed in late 2016, 55 Seaport Boulevard is a first-class, four-story, 13,500 square
foot office and retail building located at the gateway to the Seaport District.  Steps from Downtown Boston and adjacent to Moakley Bridge, it is the first office site one passes as they enter South Boston and the Seaport from the Financial District.   The building is now home to our corporate headquarters as well as a Capital One Cafe on the lower two floors.

Chadwick International School

About Chadwick International School

The architecturally stunning Chadwick International School was completed in 2009 and was the first LEED Certified school to be constructed in Korea. Chadwick International School serves 2,200 students from Kindergarten through the twelfth grade and offers International Baccalaureate degrees.

Chadwick International School was a joint venture between Gale International, POSCO E&C,
& Morgan Stanley.

Responsibilities included Project Design, Financing, & Construction Management.

About District Hall

The Boston Innovation Center is the first project built for Boston Global Investors’ 23-acre waterfront development, Seaport Square. Located in the heart of Seaport Square, the Boston Innovation Center is the first freestanding city-sponsored innovation center of its kind in the country. The 12,000 SF facility provides space for promising companies and executives to meet and exchange ideas, and to host business and social events. It includes a restaurant that is open to the public; a flexible assembly space with a capacity of 250 seats; a gathering space with lounge seating and worktables; and several flex spaces called “pods,” meant to support a variety of uses including meetings, classes, and exhibitions. This project was designed by Hacin + Associates.

The Boston Innovation Center is a joint development between Boston Global Investors, Morgan Stanley, the City of Boston, and the Cambridge Innovation Center.

Responsibilities included Project Design, Permitting, Financing, General Contractor, & Marketing / Sales.

Central Park I

About Central Park I

Central Park I is located on the northern edge of New Songdo City’s Central Park, forming a gateway to neighborhoods in the city’s northern district. The design is marked by three 50-story residential towers rising above an urban street-edge of three story commercial and retail space. The residential towers take advantage of southern exposure, with the woven, lattice-like facades of glass and aluminum providing unique interior spaces and views for each unit.

The design of the block utilizes landscaped courts, minimizes footprints of the retail and towers, and
creates landscaped roof gardens on each of the low-rise buildings, accessible from the residential towers
as amenity spaces.

Central Park I was a joint venture between Gale International, POSCO E&C, & Morgan Stanley.

Responsibilities included Project Design, Financing, Construction Management, Marketing & Leasing.

Songdo Canal Walk

About Songdo Canal Walk

The Songdo Canal Walk is a true mixed-use project incorporating retail and residential in addition to supporting parking structures, all along a 1,500 foot living canal.

Green spaces and abundant seating and reflection areas create a vibrant and yet relaxing pedestrian atmosphere made all the more inviting by the amazing water features.

Songdo Canal Walk was a joint venture between Gale International, POSCO E&C, & Morgan Stanley.

Convensia Convention Center

About Convensia Convention Center

The first site completed at Songdo, Convensia Convention Center is Asia’s first LEED Certified convention center. Designed by Kohn, Pederson, Fox, the structure houses one of the largest column free spans in Asia.

The Convensia is directly served by the Sheraton Incheon Hotel and a dedicated 500 vehicle below ground parking facility.

Northeast Asia Trade Tower

About Northeast Asia Trade Tower

Designed to be a landmark on the skyline of SongdoIBD the Northeast Asia Trade Tower aims to both symbolize and embody the tenants of an international business hub in a free-trade zone. Occupying a site at the southern edge of Central Park, the tapering volume is a mixed-use development that combines office, hotel, and service apartment components, each with its own entrance lobby. The 1,010-foot-tall tower offers views of the Yellow Sea, the city of Incheon, and the surrounding mountains.

The Northeast Asia Trade Tower was a joint venture between Gale International, Posco E&C, & Morgan Stanley.

Responsibilities included Project Design, Financing, Construction Management, Marketing & Leasing.

About One Seaport Square

One Seaport Square is a monumental luxury high-rise apartment and retail development project in the Seaport Square District of South Boston that consists of 832 units in two towers, twenty-two and twenty stories respectively, on top of three stories of retail and three levels of underground parking. The 1.1M square foot project is one of Boston’s largest mixed-use developments in decades. Having broken ground in the 4th quarter of 2014, One Seaport Square was completed in 2017, on schedule and on budget. One Seaport Square qualifies for LEED Silver Certification.

Boston Global Investors and its development team, BGI Development Advisors, have partnered with Berkshire Group (residential) and WS Development (retail) to develop the various components of this substantial mixed-use project situated at the gateway to Boston’s vibrant new Seaport Square neighborhood.

One Lincoln Street, now known as State Street Financial Center, is a 1.1 million square foot commercial office tower. Located at the edge of the Financial District next to Boston’s Chinatown, the project helped revitalize the area when it was completed in 2003 at the cost of $350 million.

Standing at 503 feet (153 m) tall with 36 floors of office space, the skyscraper has a five-level underground garage that provides parking for 900 cars. One Lincoln was 100% pre-leased to State Street Corporation as the financial institution’s headquarters and sold in 2004 for $705 million.

State Street was a joint development of Gale International, Morgan Stanley, & OHIO STRS.
