About Shrine of Our Lady of Good Voyage

At 51 Seaport Blvd, the Our Lady of Good Voyage is the first new Chapel built for the Roman Catholic Archdiocese of Boston in over 50 years. Since its completion in 2016, this landmark building has become the gateway between Downtown Boston and the Seaport district, and provides the emerging neighborhood with services ranging from daily mass, to weddings and community meetings.

About YOTEL Boston

The Yotel Boston project,  developed with  Wheelock Street Capital, is a 326 room micro hotel built at 65 Seaport Boulevard, Boston, MA.  The Yotel is an 11 story, 99,000 square foot hotel building with ground floor and roof-top public lounge areas. 

The project broke ground in September 2015 and was completed and opened in the summer of  2017.  Boston Global Investors served as the project developer and Tishman Construction as the project construction manager.

Motor Mart

About Motor Mart

Located at 201 Stuart Street, Boston, BGI is the developer of the Motor Mart site with development partner CIM Group LLC. The redevelopment will change the existing eight-story, Motor Mart Garage into a vibrant, mixed-use building by adding basement level retail space while reducing parking areas and constructing new condominiums within and above the western portion of the existing building.  The 28-story residential tower rising out of the existing building will create approximately 224 new condominium units, while housing approximately 65,000 sf of retail and restaurant space and retaining over 600 parking spaces within the existing 8-story site.

401 Congress

About 401 Congress

Boston’s next great office building, 401 Congress in Boston’s Seaport District is being developed by BGI and a diverse partnership formed with The Cogsville Group,  Bastion Companies, LLC, and EDGE Technologies. The project will be an 18-story, 600,000 SF office tower on a 1.1-acre parcel under a ground lease with the Massachusetts Port Authority.  Massport awarded the development to BGI’s joint venture in December 2018, and the world-class development team has commenced schematic design and permitting outreach with a goal of breaking ground in late-2020.

About Massachusetts Fallen Heroes Memorial

It began with and idea that was walked into our offices by the steadfast members of the Mass Fallen Heroes organization in 2014. Their “simple but important goal”…to conceive, finance and construct a permanent public tribute that would pay honor to the Commonwealth’s brave servicemen and women who died while serving our grateful nation since September 11, 2001.  In the months that followed, on land donated by BGI and our Seaport Square partners at Morgan Stanley and WS Development, our team worked diligently with Massachusetts Fallen Heroes to create such a monument. The Mass Fallen Heroes Memorial, designed by artist James Carpenter with surrounding landscape design by Reed Hilderbrand, was completed two years later and dedicated on May 27, 2016.

“The Memorial is a powerful and refined beacon of light, where we welcome the Gold Star Families, as well as the general public from all over the world, to come together to reflect and honor our brave heroes.

The 50 foot obelisk, the Beacon Of Honor, is  a five-sided diaphanous column signifying the branches of the Service.  It looms above the trees in the park and reaches for the sky.  During the day, the tower continuously reflects and refracts the waterfront’s changing light. At night, its internal illumination is visible from vantage points around Downtown Boston and the Harbor.” – MassFallenHerows.Org.

One Lincoln Street

About One Lincoln Street

One Lincoln Street, now known as State Street Financial Center, is a 1.1 million square foot commercial office tower. Located at the edge of the Financial District next to Boston’s Chinatown, the project helped revitalize the area when it was completed in 2003 at the cost of $350 million.

Standing at 503 feet (153 m) tall with 36 floors of office space, the skyscraper has a five-level underground garage that provides parking for 900 cars. One Lincoln was 100% pre-leased to State Street Corporation as the financial institution’s headquarters and sold in 2004 for $705 million.

The project was developed by Gale International, Morgan Stanley and Ohio STRS and our responsibilities included Master Planning, Contract Negotiation, Permitting, Financing, Construction Management, Marketing / Leasing, & Property Sale.

55 Seaport

About 55 Seaport

A boutique mixed-use development by BGI that was completed in late 2016, 55 Seaport Boulevard is a first-class, four-story, 13,500 square foot office and retail building located at the gateway to the Seaport District. Steps from Downtown Boston and adjacent to Moakley Bridge, it is the first office site one passes as they enter South Boston and the Seaport from the Financial District. The building is now home to BGI’s corporate headquarters as well as a Capital One Cafe on the lower two floors.

Chadwick International School

About Chadwick International School

The architecturally stunning Chadwick International School was completed in 2009 and was the first LEED Certified school to be constructed in Korea. Chadwick International School serves 2,200 students from Kindergarten through the twelfth grade and offers International Baccalaureate degrees.

Chadwick International School was a joint venture between Gale International, Posco E&C and Morgan Stanley. Our responsibilities included Project Design, Financing, & Construction Management.

District Hall

About District Hall

The Boston Innovation Center was the first project built for Boston Global Investors’ 23-acre waterfront development, Seaport Square. Located in the heart of Seaport Square, what has now become known as District Hall was the first freestanding city-sponsored innovation center of its kind in the country. The 12,000 SF facility provides space for promising companies and executives to meet and exchange ideas, and to host business and social events. It includes a restaurant that is open to the public; a flexible assembly space with a capacity of 250 seats; a gathering space with lounge seating and worktables; and several flex spaces called “pods,” meant to support a variety of uses including meetings, classes, and exhibitions. The building itself was designed by Hacin + Associates.

District Hall was a joint development between BGI, Morgan Stanley, The City of Boston, and the Cambridge Innovatipon Center. BGI’s responsibilities included Project Design, Permitting, Financing, General Contractor, & Marketing / Sales.

Central Park I & II

About Central Park I & II

Central Park I is located on the northern edge of New Songdo City’s Central Park, forming a gateway to neighborhoods in the city’s northern district. The design is marked by three 50-story residential towers rising above an urban street-edge of three story commercial and retail space. The residential towers take advantage of southern exposure, with the woven, lattice-like facades of glass and aluminum providing unique interior spaces and views for each unit.

The design of the block utilizes landscaped courts, minimizes footprints of the retail and towers, and creates landscaped roof gardens on each of the low-rise buildings, accessible from the residential towers
as amenity spaces.

Central Park I was a joint venture between Gale International, POSCO E&C and Morgan Stanley, and our responsibilities included Project Design, Financing, Construction Management, Marketing & Leasing.
